Florence
House comprises 17 one-bedroom cooperatively owned apartments
especially designed to meet the needs of persons 55 years
of age or older. There is no income limit on residents.
The
apartments are located in one wing of Roslindale House, the
former Roslindale High School building at Poplar and Florence
streets, a short walk from Roslindale Square.
A
share in the cooperative corporation costs $145,000 and up,
depending on the unit available and current market values.
The monthly maintenance fee covers all costs of administration,
operation, maintenance, heat and air conditioning, common
utilities, real estate taxes, security, insurance and social
services coordination. Cooperative apartment owners have full
ownership rights for as long as they occupy the unit.
An important element of these apartments is that they are
part of Roslindale House, a larger community facility for
elders providing access to health care, recreation, nutrition
and social services. The availability of these programs and
services makes Florence House a living arrangement unique
in the area.
Florence
House is located in a building of gracious architecture, constructed
between 1926 and 1928. An operating high school until 1976,
the building was renovated in 1987 and includes all new systems:
heating and cooling, water and sewer, electrical and fire
protection. Modern, high quality materials were used throughout.
The result is a building that retains the appearance of a
stately institution of years gone by while incorporating a
modern, safe and efficient interior.
If
a resident wishes to sell his or her share, he or she must
first offer the option to purchase to the nonprofit owner,
Rogerson Communities. Rogerson Communities may buy back the
apartment share for the original purchase price or decline
to exercise its option, in which case the departing owner
may sell the apartment share to an approved future occupant.
